The staff and board of the Housing Partnership began a comprehensive strategic planning process with consultant James Purtell in 2009, supported in part by a grant from the Community Foundation of the Fox Valley Region. Staff examined the Housing Partnership's current operating environment and the forces impacting the organization's future. Strategic opportunities for the next five years were discussed and a vision for the future was established.
Vision
In 2014 the Housing Partnership will be:
- making a measurable difference in our community.
- meeting the housing needs of the community with our housing units appropriately allocated.
- self-sustaining through its rental income and strong donor base.
- valued and welcomed in the community/neighborhood.
- attracting, recognizing, appreciating and retaining active volunteers.
The Housing Partnership will have:
- maximized the "graduation rate" of transitional families.
- property locations with a purpose.
- growth in our mixed-income properties.
- transitioned out of our older housing units.
- significantly reduced our maintenance cost per unit.
- maximized our efficiencies with effective processes.
- a strong recognition in the community.
- a strong, healthy, respectful atmosphere for staff, volunteers and tenants.
Out of this vision, staff developed nine key strategic initiatives and specific, measurable strategic goals to work toward this vision.
Strategic Initiatives
- Achieve exceptional outcomes to supportive programs and grow our capabilities to serve more families with supportive services.
- Demonstrate and report the measurable benefits to the community of our housing programs and supportive services.
- Establish, and execute to, a strategy for adding to, and replacing, the properties in our portfolio to best meet community needs and return on our property investment.
- Support a greater percent of our operating costs through rental revenue by acquiring, allocating and managing our property assets closer to fair market rate rent.
- Achieve improved results in our resource development efforts and reduce our overall dependency on government funding.
- Improve the effectiveness and reduce the cost of our property maintenance.
- Expand our use of information technology to improve our productivity, improve the execution of critical processes and reduce costs.
- Acquire, grow, develop and retain the staff, volunteers and board members we need to support our growth strategy.
- Develop greater recognition and awareness of the Housing Partnership and our mission in the Fox Valley.
